Your Milestone Inspection Is Coming. Here's What It Means for the Façade.

Structural recertification puts a deadline on your building. The exterior is the part most boards are least prepared for.

If you manage a condominium or commercial building in South Florida, you already know the letter is coming — or it has already arrived. Structural recertification is no longer a paperwork exercise that a board can push to next year's budget. It comes with a date on it.

Most boards prepare for the structural side: the concrete, the columns, the parking deck. The part that catches people out is the exterior envelope — the sealant, the glazing, the anchors and the places where water has been getting in quietly for years.

Why the façade is the part that surprises people

A structural engineer can assess a lot from the ground and from inside the building. What they cannot do from there is put a hand on the sealant joint at the 24th floor and tell you whether it has gone brittle. They cannot see the hairline crack behind a balcony rail return, or the stain pattern that tells you water is tracking sideways behind the cladding before it appears in somebody's ceiling.

That information exists on the outside of the building, at height, one elevation at a time.

The three ways to get up there

Swing stage. Weeks of mobilization. Roof loading calculations. Rigging that has to be moved along the building. Residents lose balcony access while it passes. Expensive before a single observation is made.

Boom lift or crane. Needs street closure and permits. On an oceanfront lot with no setback, often physically impossible. And it only reaches the elevations it can park next to.

Rope access. Two certified technicians, anchors on the roof, and a descent down each elevation. No street closure, no permit wait, no equipment parked on your property for a month.

What a rope access façade assessment actually produces

This is the part worth being specific about, because "we inspected it" is not a deliverable.

A useful assessment gives your engineer:

  • Location-tagged photography. Every finding photographed where it is, with the elevation and approximate floor recorded — not a folder of 400 loose images.
  • Sealant condition, joint by joint. Which joints are sound, which are failing, which have already been repaired badly.
  • Glazing and anchor observations. Cracked units, failed gaskets, corrosion at fixings.
  • Evidence of water movement. Staining, efflorescence, and the paths water is taking — which is usually not where the leak shows up inside.

Your engineer writes the report. What we do is get them the eyes on the wall.

What this costs you if you wait

Two things get more expensive with time, and neither is the inspection.

The first is the repair itself. A sealant joint that has failed and been open for two seasons has been letting water into the substrate the whole time. What was a re-caulk becomes a repair.

The second is the deadline. Once every building in your zip code is under the same clock, the qualified contractors book out. The board that started early chooses its schedule. The board that started late takes what is left.

Before you call anyone

Have these ready and any conversation gets shorter:

  1. The building's height and number of elevations.
  2. Whether roof anchors exist, and whether they have been certified. [TO CONFIRM: what the local building department requires on anchor certification]
  3. Any history of interior water intrusion — which units, which floors, which side of the building.
  4. Your recertification date, if you have it.

That last one matters more than anything else on the list. It determines whether you are planning or reacting.

Does a milestone inspection include the facade?

The structural engineer's scope drives it, but the exterior envelope is almost always part of the picture. Sealant condition, glazing, anchors and evidence of water tracking are all read from the outside of the building, at height — which is the part a ground-level or interior walkthrough cannot cover.

How long does a rope access facade assessment take?

It depends on the number of elevations and the height. Two technicians working on rope cover a full elevation far faster than a swing stage can be mobilised, because there is no rigging to install and move. We can give you a schedule once we know the building's height and how many faces it has.

Do we need roof anchors before you can start?

You need something certified to rig from. Many South Florida buildings already have anchors; some have anchors that have never been certified, and some have none. If anchors need to be installed and certified first, that is its own short project and we will tell you before quoting the assessment.

What does the building get at the end?

Location-tagged photography of every finding, elevation by elevation, so your engineer can write their report from evidence rather than from a summary. We do not write the engineering report — we get the eyes on the wall.
