Water intrusion is a slow, quiet and expensive failure. The symptom a manager sees — a stain on a unit ceiling, a bubbling paint line, a musty smell — is the end of the process, not the beginning. And the place where water enters is very rarely above where it appears.
These are the five signs that are visible on the outside of the building, and what each one is actually telling you.
1. Sealant that has stopped behaving like sealant
Sealant is the primary defence at every joint on a modern façade, and it is a consumable. It ages under South Florida UV and heat, and it fails in recognisable ways:
- Chalking — a powdery surface that comes off on a gloved finger
- Hardening — it no longer compresses when the joint moves, so it cracks instead
- Adhesive failure — a clean split where the sealant has pulled away from one face of the joint
- Cohesive failure — a tear down the middle of the bead itself
The one that matters most is adhesive failure, because it opens a continuous path behind the cladding. It is also nearly invisible from the ground. It is read at arm's length, joint by joint.
2. Staining that runs sideways
This is the sign people misread most often.
Water entering a façade does not fall straight down inside the wall. It tracks along whatever it meets — a shelf angle, a slab edge, a horizontal joint, a flashing — and can emerge metres away laterally from where it entered. That is why the leak in unit 1804 is frequently not caused by anything above unit 1804.
On the exterior it shows as directional staining: a darker path running diagonally or horizontally across the face, often widening as it descends. Where you see that, the entry point is uphill along the track, not directly above the stain.
3. Efflorescence
The white, crystalline, chalky deposit on concrete, stucco or masonry. It is mineral salt left behind when water moves through the material and evaporates at the surface.
Efflorescence is not cosmetic. It is proof that water has been inside the assembly and has been travelling through it long enough to dissolve and redeposit minerals. If a façade is efflorescing, the question is no longer whether water is getting in.
4. Cracking at the predictable places
Not every crack matters. The ones that do tend to appear at:
- Slab edges and shelf angles, where differential movement concentrates
- Corners of window and door openings, running diagonally away from the corner
- Changes of material or plane, where two systems meet and move differently
- Balcony-to-slab junctions, particularly where the balcony has its own coating
Width, pattern and whether the crack is active matter more than presence. That is a judgement made at close range and, ultimately, by an engineer — but the observation has to come from the wall.
5. Balcony coatings and drainage that have given up
On South Florida residential towers the balcony is one of the most common entry points in the entire envelope.
Watch for coatings that have blistered, delaminated or worn through at traffic lines; drains that are blocked or set above the surrounding surface so water stands; and the junction where the balcony floor meets the wall, which is where a failed detail lets water straight into the slab edge.
Standing water on a balcony after rain is not a nuisance. It is a countdown.
Why these are read from the outside
Every one of the five is an exterior observation, at height, at close range. An interior inspection tells you where water arrived. Only the façade tells you where it entered — and until you know that, any repair is a guess.
This is also why the timing question matters. A sealant joint that has failed and been open through two rainy seasons has been wetting the substrate the whole time. What would have been a re-caulk becomes a repair to whatever is behind it. The cost of finding it late is not the inspection you skipped; it is the repair that grew.

Where does water actually enter a high-rise façade?
Most commonly at joints and transitions rather than through the middle of a panel: sealant joints, window perimeters, slab edges, balcony-to-wall junctions, and penetrations for anchors, lighting or signage. These are all detail failures, which is why close-range inspection finds them and distant inspection does not.
Why does the leak appear far from the entry point?
Because water inside an assembly travels laterally along horizontal elements — shelf angles, slab edges, flashings — before it finds a way through to the interior. Lateral tracking of several metres is ordinary. Chasing the leak from inside the unit usually leads to the wrong place on the wall.
Is efflorescence serious?
It is evidence, not damage in itself. The white deposit is mineral salt carried out of the material by water and left at the surface as it evaporates. It confirms water has been moving through the assembly. What matters is finding where it is getting in.
How often should a building's envelope be inspected?
More often than most are. Sealant is a consumable with a service life measured in years, not decades, and South Florida UV and heat are at the harsh end of the range. In practice, buildings that inspect on a schedule spend far less than buildings that inspect when a resident complains.
